Cancellation and No-Show Policy

Reservations for certain holidays and events including but not limited to Fantasy Fest week, July 4th and 5th, Labor Day Weekend, Memorial Day Weekend, Christmas week, and New Years week will be charged the full reservation amount at the time of booking.

We understand plans change and reservations may need to be canceled. All cancellations must be documented before the cancellation will be acknowledged, for example, by E-mail from the guest who made the reservation whose E-mail Address matches the one listed in the original reservation. The process of booking reservations has a set of costs which Suite Dreams Inn cannot recover if the reservation is canceled without a fee. In all cases, if you need to cancel a reservation we will retain 4% of your deposit paid in order to cover a portion of our cost of taking and canceling your reservation. Our cancellation policy requires guests to cancel at least 30 days in advance to receive a full refund of funds paid, minus a 4% cancellation cost recovery. If cancellation takes place within 30 days of a reservation, your deposit will be retained. If a cancellation is made within 7 days of a reservation, the full cost of the reservation plus tax will be charged. If you must cancel any non-refundable bookings you will, at management's discretion, have the option of receiving a credit toward a future booking at Suite Dreams Inn by the beach made via phone or through our website within the next six months from the date of cancellation.

We have added an exception for cancellations due to COVID-19 related issues by offering a credit for any amounts paid in a reservation deposit toward a future booking made directly through our website.

If you do not arrive for your reservation and do not cancel your reservation prior to your scheduled check-in date, you are classified as a "No Show" and Suite Dreams Inn reserves the right to charge guests the full balance of their reservation without refund.

Gratuity Policy

At Suite Dreams Inn by the beach, we pride ourselves in providing clean, comfortable and peaceful accommodations.  We also believe in rewarding excellent service in the preparation of guest accommodations, any follow-up service that guests may require during their stay as well as addressing service that falls short of expectations.  Therefore we have provided Gratuity Envelopes in every suite to allow guests to reward our housekeeping staff with a financial gift for good service.  For stays over three consecutive nights, in selected suites, we reserve the right to provide the convenience of a billed gratuity of two percent of the guest’s room charges, to be included in your bill upon check-in. If you wish to leave an additional gratuity, it would be a further sign of your enjoyment of our good practices and so appreciated by our staff.

Service Fees

Suite Dreams Inn has added sanitizing equipment and advanced cleaning procedures to help prevent the spread of viruses in your suite. As a result, we reserve the right to add a Virus Cleaning Fee to your balance due.

If you use a credit card to make a deposit on a reservation or pay the balance due, we have additional expenses to process your payments. In order to reduce the expenses for payment processing, we offer a discount for paying in cash or electronic payment options including Zelle, Venmo, and CashApp. Our website does not automatically offer these options, so please call us directly to arrange a cash payment method.

Early Check-In and Late Check-Out Policy

We appreciate our guests’ need for flexibility.  We happily provide early check-ins and late check-outs for our guests based upon availability.  We always offer the opportunity for guests to leave luggage in their suite or another secure location on our property if they need that convenience.  If guests need to make full use of their suite prior to the traditional 3:00 PM check-in or after the traditional 11:00 AM check-out we will charge $10 for each portion of an hour the accommodation is used prior to or beyond these times. Guests that wish to stay beyond 3 PM on the day of check-out will be charged one half of the daily room rate plus tax. Availability of this convenience depends upon the arrival or departure time of other guests previously scheduled.


All suites/rooms have maximum occupancies in compliance with fire codes.  All persons regardless of age are considered occupants.  Guests found to be exceeding the maximum occupancy for their unit will be required to vacate the entire reservation without refund, unless management approves the additional guests and $20 per additional guest per day plus taxes is payed.

Pet Policy

We are pet-friendly in all suites except our second-floor Sunset Suite. A $30 fee per night, per pet will be charged. Please contact us for details regarding the type and size of pet we can accommodate. It is preferred that our guests take their pet(s) with them when their accommodation will otherwise be vacant. If a guest must leave their pet alone in a suite, the pet must be crate-trained and secured in its crate. Out of consideration of other guests, pets are not allowed in any of our pools and pets must be on a leash at all times when they are on the property grounds. If you prefer to arrange for a pet sitter that is not a guest of the Inn, Suite Dreams Inn management must approve of the arrangement before it is made. Suite Dreams Inn reserves the right to charge for any damages caused or extra cleaning required by the pet(s) during the guest’s stay with us.


We always recommend purchasing travelers insurance, as we are unable to automatically refund deposits due to cancellations resulting from illness, weather or acts of God.  However, cancellations for these reasons will be refunded (minus a 4% cancellation cost recovery) if we can re-sell your room prior to your canceled arrival date.  If we cannot re-sell your room we will follow our Cancellation Policy above.
